Scheduling is the hard part, not the painting
On a commercial job the coating is rarely the constraint. The constraint is keeping a space usable while it is being worked on. A tenant lobby cannot be closed for a week, a clinic corridor has to stay passable, and an occupied apartment building has residents coming and going at every hour.
So we plan the sequence first: which zones come down when, what gets done after hours, where containment goes, and how egress stays clear throughout. Phased zone work, evening shifts and weekend pushes all cost differently — we price the options rather than assuming, so you can weigh disruption against budget.
Specifying coatings by substrate
Commercial substrates vary far more than residential ones: block, poured concrete, metal decking, drywall, previously coated steel, and high‑traffic corridors that get scuffed daily. Each wants a different product, and the wrong one either fails early or costs more than the job needed.
We spec per substrate and per traffic level rather than applying one product everywhere — washable coatings where hands and carts hit the wall, appropriate primers on bare or previously coated metal, and finishes chosen for how often the surface will need cleaning. The bid itemises what goes where, so you can see what you are buying.
Working with property managers
If you manage the property rather than own it, you need documentation as much as you need paint: a defined scope, a schedule you can circulate to tenants, and sign‑off you can file. We provide a detailed fixed bid up front, walk the property with you at completion, and hand over what was applied where so the next person to touch the building knows what is on it.
For multifamily turns, unit‑count pricing and a predictable per‑unit schedule usually matter more than anything else — tell us the turn window and we will build to it.
Common questions
- Can you work outside business hours?
- Yes — evenings, weekends and phased zone work are standard for us on commercial jobs. It is usually the difference between a space staying open and closing for the duration, so we price it as an option in the bid.
- Do you handle occupied multifamily buildings?
- Yes. Occupied buildings mainly change the sequencing and the communication: clear egress, defined work windows and notice residents can plan around.
- Do you do commercial remodeling too?
- No. We provide commercial painting only. Our remodeling and renovation work is residential.
